Oh, hi there!
My holiday season is basically a tinsel-fueled category 5 hurricane, and my to-do list is longer than Santa's. Even with the help of my elves (AKA my family), there’s so much to do.
While your builders risk clients might need less guidance than my elves do, regular check-ins can help ensure smooth sailing for their coverage.
A few strategic touchpoints throughout your client’s policy term can help keep things on track, uncover potential issues and help ensure coverage continues to fit the evolving needs of their projects.
While I take a quick break for some jingle juice, let’s talk about three natural times to reconnect with clients.
30-Day Checkpoint
Within a month of policy issuance, it’s a good time to review the construction schedule and confirm the project is progressing as expected.
Identifying permit delays, rising material costs or labor shortages early gives you time to discuss potential updates to policy values or completion dates before they impact coverage.
If you're working with contractors who have a monthly reporting form policy, this is also a great time to confirm they've received their form and address any questions they have about completing it.
60-Day Checkpoint
Around the 60-day mark is a good opportunity to reassess the project's status and any evolving insurance needs.
If construction has been delayed, determine whether the policy's anticipated completion date is still accurate. Do conversations need to begin about extending or renewing coverage?
For clients whose Zurich builders risk policy covers renovation including the existing structure, remember there is a 60-day ongoing activity clause that excludes some key protections if construction doesn’t start within 60 days of policy inception or it stops for 60 consecutive days. Check in with these clients to help confirm the status of their project so they can avoid potential coverage concerns.
90-Day Checkpoint
As projects approach the 90-day mark, it’s a good time to check in and ensure clients understand how occupancy impacts their coverage.
Has the property become partially occupied? Are contents being moved in? If so, consult underwriting to discuss available policy options and endorsements.
If the project is nearing the finish line, begin discussing permanent coverage options so there's a smooth transition once construction wraps up.
The good news is these conversations don't have to be long. Even a quick touch-base at the right time can help uncover changing exposures, foresee potential coverage gaps and reinforce the value you bring as a trusted insurance professional.
Whether it's 30 days, 60 days, 90 days or even later into the project, staying connected helps ensure coverage remains aligned with the build from start to finish.
Alright, I’m off to track down my elves.
Corner my husband and extract the truth about the ham order ... check. Interrogate my sister for a final guest headcount. Hunt down my gravy boat that apparently grew legs and walked away.
Wish me luck.
See you in 2027. Happy Holidays.
'Til next time.
